Having made the same migration from Manhattan myself several years ago, I understand and appreciate how I can be of service to you. For first time home buyers unfamiliar with the process, the following is how a typical transaction goes and what you can expect from me:
When we meet I'll learn about who you are and what you're specifically looking for --and equally important -- what you're not looking for. I'll give you information about the town and its resources, discuss the mortgage process and getting a bank pre-approval.
- Once you have your pre-approval from the bank, we'll select and then view properties within your price range. As we go through the houses, I'll ask you what you like and don't like. Above all else, we'll keep looking till we find a home that you're excited about!
- Once you've found a home that you want to make an offer on, we'll go through comparable sales in the area so you can see what similar homes have sold for recently to help you determine the best offer price.
- We'll now sit down to write the contract. I will take an initial earnest money deposit from you. We'll discuss your offer "strategy," how low you can go to get the house as well as how high you hould go without overpaying? We'll discuss agency relationship, seller's disclosure and all the legal paperwork as well as the process of negotiating a contract, how to make the contract stronger to win the house (it's not all about the price!), attorney review period, home inspection, Certificate of Occupancy and all of the steps from accepted offer to closing day.
- Once we're out of attorney review and under contract, I'll schedule the home inspection. I am always present for the inspection. With first time home buyers, I make sure the home inspector offers maintenance advice on things like furnace, hot water heater, and how to spot potential problems in the future.
- After the home inspection I will schedule the bank appraisal.
- If the buyer's or seller's attorneys are taking too long to resolve any home inspection issues, I'll negotiate directly with the selling agent.
- Collect 2nd deposit monies.
- Obtain final mortgage commitment from the bank.
- Assist you with all utility connections and newspapers, etc.
- Offer expert advice on anything from resources in the area to decorating and furniture placement.
- Meet with you for the final walk-through of your new home.
- Attend the closing, answer any questions, and offer any additional support you might need.
