From the style of home you choose (Colonial, Victorian, Tudor, etc) to how much space you need, and property you desire, your home should satisfy the way you and your family live. For example, if you've come from a city apartment and you have a dog then you should not settle for a home with no yard.
My Buyers Success Plan Works!
I take great person pride in attending to every detail, large and small, to ensure the successful close of your new home. Here are just a few of the things I'll do for you:
- On the initial visit, I'll learn about who you are and what your needs are – what you're looking for and equally important – what you don't want. In addition, I'll provide information about the town and its resources as well as discuss the mortgage process and getting pre-approval. Of course, we'll go through a list of potential homes within your price range.
- Next I'll show you properties that we've both selected. As we go through the house, I'll talk with you to learn how you envision using the space. And most of all, does the house fit your lifestyle? If you're going to have to compromise, what are you willing to give up? Location for space? Beautiful yard but no garage? Renovated home over a fixer upper?
- Above all else, we'll keep looking till we find a home that you're excited about.
- Now it's time to sit down in my office and go through comparable sales of the home you're interested in so you can see what similar homes have sold for recently to help you determine the best offer price. We'll discuss your offer – strategy – and how low you can go to get the house as well as how high you should go without overpaying? We'll discuss agency relationship, seller's disclosure and all the legal paperwork as well as the process of negotiating a contract, how to make the contract stronger (it's not all about the price!) to win the house, attorney review period, home inspection, Certificate of Occupancy and all of the steps from accepted offer to closing day. Phew!
- Once we're under contract, I'll schedule the home inspection. I am always present for the inspection. With first time home buyers, I'll ask the home inspector to talk more extensively about how to maintain things like furnace, hot water heater, hot to spot potential problems, etc.
- After the home inspection I will schedule the bank appraisal.
- If the attorney's are unwilling or are taking too long to resolve any home inspection issues, I negotiate directly with the selling agent.
- Collect deposit monies.
- Obtain final mortgage commitment from the bank.
- Put you in touch with our (free!) Select Lifestyle department to assist you with all utility connections and newspapers, etc.
- Offer expert advice on decorating, furniture placement, etc.
- Meet with you for the final walk-through of your new home.
- Attend the closing, answer any questions, and offer any additional support you might need.
