What You Can Expect From Barbara

When I initially meet with you, I first take a look at your home and assess its size, condition, upgrades, and the location of the property, and the surrounding area. I'll explain the entire selling process from list to close. I'll talk with you about your needs and expectations - how long you've been in your home, what your time frame is in terms of moving and when you would want to begin marketing your home.

  • At this time, I'll suggest a follow-up visit with either just myself and/or a marketing team, consisting of several agents in my office to come and evaluate your home for several price opinions.
  • Before we meet again, I'll have done a market research of the area and put together a market study, which consists of active, under contract and sold inventory to use as a basis for pricing. I will also put together a marketing plan to demonstrate how I will market your home. Once the marketing team has left, I sit down with you and go through the Marketing Proposal.
  • I explain at this time how I work – how I will market your home, pricing strategy, the importance of the initial market period and the importance of staging your home- how this can increase the value and get the highest and best price for your home.
  • Once we both agree on the price, you sign all the listing paperwork.

Every Detail is Meticulously Attended To

  • I schedule broker and public open houses.
  • Present all offers as they come in, negotiate the offers.
  • Advise you through the home inspection process. Negotiate home inspection issues.
  • Schedule all necessary town pre-closing requirements.
  • Put you in touch with your Select Services department to assist you with utility connections.
  • Attend the closing.
